What We Do
Firstly, this concept plan is NOT for everyone, as Property Development is always a HIGH RISK VENTURE because of Government intervention (mainly), such as a sudden monetary change in the economy, or changes in policies such as GST, Capital Gains Tax, Negative Gearing, immigration etc.
Over the years we saw the huge implications to the Real Estate markets from the Credit Squeeze, the changes to CGT (1985-87), the Asia Crisis (mid 90’s), The NSW Government “EXIT TAX”, the GFC (07/08) … ALL of which had dramatic changes to Real Estate markets and price affectations. So its a TIMING issue as well when we dabble in these markets and having the ability to turn things around at crucial times.
Now we are seeing a HUGE influx of overseas immigration and investors (low interest rates!), and all these changes have an effect on the oldest rule of Business, Supply and Demand.
However, because we closely monitor the markets and demographics and trends across Australia; we are extremely cautious when we look at a particular property to know where the “need” is for what we propose, after all, we know that market trends are based on the “need’ factor which determine market values. Again, “Supply and Demand”. We strongly follow the Residential and Industrial markets exceptionally well, and often find many many opportunities across both sectors.
We have a have a successful track record with over 47 years in Property. From this vast experience, we know “HOW TO” work and find excellent and workable REAL ESTATE deals.
And we factor your needs based on your circumstances, and your commitment towards structuring a deal that will suit all parties, through your family, etc etc and work openly with your advisors.
We don’t engage “slick” sales persons to do our work, as we are “old school” and we have strong principles to abide by, unlike many. We also know that this will not suit all parties as many are inexperienced in Business and therefore we only work closely with savvy investors and Business persons to avoid ALL conflict as we simply cannot afford to waste senseless time and issues to become embroiled in unnecessary legal issues and litigation. We know how to structure a SIMPLE genuine agreement that will succeed for all parties.
We openly discuss all possibilities before we engage with anyone in Business, and ALL our negotiations will be conducted through legal practitioners and Financial Advisors.

What We Offer
• We are ONLY INTERESTED where you have EQUITY and you will consider a Joint Venture based on collateral (security) on your property so if you are open to a discussion based on your circumstances; we are willing to meet with you.
• THE CURRENT EQUITY in your Home or a Property Development opportunity may be used as collateral security as the way forward so you just need to contact us if you are a genuine party for our proposal. Do you want to amortize your mortgage, quicker?
• Do you have cash to invest? We can pay from 5 – 12 %. Please discuss
• If you are also looking to participate in a Property Development Project, we can also offer you further ROI if you wish to engage with greater and more participation towards this commitment. Circumstances prevail.
• We are open to discussions for each level of commitment and we will point out the RISKS and dangers that WILL lie ahead for you. So you will need to engage with your Lawyers and Accountants. We can meet with them if you wish!
• Are you a Real Estate Broker? Do you only look for QUICK SALES? Do you have your vendor’s best interests? If so, why not recommend us?
Some positive aspects to discuss
Do you have a substantial equity in your property?
This can be used to make you money based on the “leverage” (LVR). We can explain
Do you want to amortize your mortgage now?
This can be achieved based on “1” above. Most people have substantial equity and this is “like cash!” Do you have CASH to invest? Cash is always “KING” in any Business
Do you have cash to invest? We can pay from 5 - 12 %. Please discuss
Cash is always “KING” in any Business transaction so we can discuss paying you FROM 5% as this opens up excellent opportunities for both parties.
We have alternate ways too?
Another alternative for you is to earn from an additional share of the profits of the development from say 25% BUT this is based on your FINANCIAL COMMITMENT to the project that we purchase. Let’s discuss openly.
Do you want to participate in Property Development but you don’t have the skills?
Well, unlike some, we do not run a “school” for this industry as we only concentrate on finding “workable” deals (not always a cheap property) as these can sometimes cause more issues and delays than one would expect.
